REHAB FUNDING FOR PURCHASE & REPAIRS

Option 1: CENTRAL OHIO INVESTOR PURCHASE LOAN                             

  • Experienced investors only -  and no owner occupants

  • 9 month funding for single family homes and condos

  • Purchase money only, no repair funds

  • We lend up to 80% of AS-IS value (20% down payment required from you)

  • You pay monthly interest of 1% (12% annualized)  

  • You will need cash on hand for the down payment, 9 months of interest payments, repair costs, and any other foreseeable cash outlays.

  • Minimum credit score of 680

  • Property must conform to the neighborhood

  • Loan Fee of 5% ($2,500 min) and additional closing costs of $995 (Funding Fee and closing costs can be rolled into the loan)

  • Loan secured by a commercial promissory note and mortgage.

  • If you are planning to keep the property as a rental, you must be approved for long term financing through a traditional lender.

Option 2: CENTRAL OHIO INVESTOR REPAIR LOAN

  • Experienced Investors only - and no owner occupants

  • 9 month funding for single family homes and condos

  • Repair funding for properties owned Free and Clear (already purchased with cash)

  • We lend up to 100% of repair costs, not to exceed 60% of ARV (After Repair Value)

  • Funding is distributed in up to 4 construction draws

  • You pay monthly interest of 1% (12% annualized)  

  • Minimum credit score of 680

  • Property must conform to the neighborhood

  • Loan Fee of 5% ($2,500 min) and additional closing costs of $995 (Funding Fee and closing costs can be rolled into the loan)

  • Loan secured by a commercial promissory note and mortgage.

  • If you are planning to keep the property as a rental you must be approved for long term financing through a traditional lender.

Option 3: CENTRAL OHIO FIX & FLIP JOINT VENTURE FUNDING  

  • Beginner investors ok - but no owner occupants

  • 9 month funding for single family homes and condos

  • We fund up to 90% of purchase & rehab costs, not to exceed 70% of ARV (After Repair Value)

  • You fund 10-20% of purchase & rehab costs via down payment

  • You make monthly interest payments of 1% (12% annualized)  

  • You will need cash on hand for the down payment, 9 months of interest payments, and to pay for the repair costs in between reimbursement draws from us.  

  • You will need a minimum credit score of 620

  • Property must conform to the neighborhood

  • Funding Fee of 5% ($2,500 min) and closing costs of $995 (Funding Fee and closing costs can be rolled into the funding)

  • Upon re-sale, you receive back your down payment plus 80% of the remaining sale proceeds; we receive back our funding amount plus 20% of the remaining sale proceeds

  • Joint Venture with title held in a holding company of our choosing for the duration of the project

WE SEEK THE FOLLOWING ATTRIBUTES IN OUR FUNDING PROJECTS:

  • Single Family Home or Condo

  • 3 or more bedrooms for houses and 2 or more bedrooms for condos

  • 1.5 or more bathrooms

  • 1,000 or more square feet of living space for houses and 800 or more square feet for condos

  • Garage (prefer an attached garage)

  • Basement (unless property is in a subdivision where no homes have basements, or in the case of condos)

  • Suburban neighborhood.

  • Well, septic, or rural locations will only be considered if the entire subdivision is on well/septic and on an exception basis

  • Purchase prices that are larger than the repair budget
